Bohn Replacement Parts, Air Dryers, and Water Heater Flushes: A Facility Buyer's Guide

There's no honest answer to “what should I order?” until you know what actually failed. I'm an office administrator for a 140-person operations team, and I manage the maintenance-related purchasing—roughly $150,000 a year across 8 vendors. That includes Bohn evaporator parts, a Bohn air cooled condenser replacement, fan motors, a refrigerated air dryer project, and the occasional plumber for flushing the hot water heater. Since 2020, I've learned to sort those requests into three buckets: repair a known part, buy a new category of equipment, or call a different trade. I report to both operations and finance, so a “fix it fast” plan that isn't already in a purchase order isn't a plan.

If the unit ran before it failed, start with the model plate. On a Bohn evaporator, the nomenclature tells you the coil type, fan arrangement, voltage, and defrost style. I want to say the model number tells you most of the story, and in my experience it does—if you can find the right nomenclature. The same idea applies to a Bohn air cooled condenser: if the fan is wobbling or the motor is hot, the problem is usually the fan assembly or the capacitor, not the coil. The model number seriously matters.

Scenario 1: Repair a known Bohn part

When a fan motor on a Bohn evaporator dies, the fastest path is to decode the Bohn evaporator nomenclature from the unit tag. Bohn publishes a nomenclature guide for its evaporators and air cooled condensers, and authorized distributors use it to match part numbers. If you've got a walk-in cooler and the unit tag is still readable, that's your purchasing blueprint.

The tag is usually on the side of the evaporator or on the access panel of the condenser. If it isn't, take a photo before you start trying to match parts. I've seen a missing tag turn a 15-minute order into a week of back-and-forth. The fix, honestly, is to leave the photo in the job file for the next time.

A few years ago, I assumed “same specifications” on a replacement fan motor meant identical mounting, shaft, and rotation. Didn't verify. It turned out the motor was too long and ran backward. Looking back, I should have sent a photo of the tag to the distributor before I wrote the PO. At the time, I thought the original invoice had enough detail. It didn't.

So scenario 1 is pretty straightforward: if you have a Bohn evaporator or air cooled condenser that is otherwise healthy, use the nomenclature to order the specific fan, motor, capacitor, or expansion valve. Confirm the lead time before you promise a completion date. And verify the vendor can issue a proper invoice. I've been burned by a new vendor whose only receipt was handwritten, and finance rejected the cost. Now invoice capability is part of my first call.

(Should mention: a “universal” fan motor may spin, but if the shaft diameter is off by an eighth of an inch, the fan guard won't fit. Send the full model number, not just “it's a 230-volt motor.”)

Scenario 2: The system needs to change, not just be patched

Scenario 2 is when a repair doesn't make sense because the system is changing. For example, if you're replacing a rusted-out condenser coil or moving to a different refrigerant, a full replacement Bohn air cooled condenser is probably the route. The refrigeration industry has evolved since 2020. Documentation is easier to find, distributors are faster at cross-referencing, and online ordering is less painful. But the fundamentals—condenser capacity, refrigerant charge, airflow—haven't changed. Design around the system's need, not just the footprint of the old unit.

Here's the part I keep repeating to our maintenance team: newer isn't automatically better. I once watched a team almost replace a whole condenser because they assumed the fan motor had failed. It was a capacitor. That capacitor was a fraction of the replacement cost. A “let's just swap the entire unit” mindset can turn a small problem into a multi-thousand-dollar project.

A separate cousin is the refrigerated air dryer. I should add that because it gets tangled with “Bohn refrigeration” in my purchasing inbox. A refrigerated air dryer uses a small refrigeration circuit to cool compressed air and drop moisture out. It is not a Bohn evaporator hanging in a cold room. If you need one, let the air compressor vendor spec it. Bohn doesn't build those, at least not in the catalog I use. The selection criteria are different: flow rating, dew point, ambient temperature, and oil carryover. Don't treat “it's all refrigeration” as a shortcut.

Scenario 3: It's hot water, not a refrigeration problem

Then there's the request that always comes through as “we need hot water fixed.” If the problem is a storage tank, you're in plumbing territory, not commercial refrigeration. How to flush hot water heater: turn off the power or gas to the tank, attach a garden hose to the drain valve, open a hot water faucet somewhere in the building, open the drain valve, drain a few gallons until the water clears, close the valve, remove the hose, refill the tank, and restore power. That's a 20-minute job if the tank isn't ancient. If sediment has packed around the element or the element is burned out, it becomes a repair, and I schedule a licensed plumber.

The reason it ends up in my inbox is that I handle service calls. I don't do the plumbing, but I learned the steps so I can write a clear work order. If the tank hasn't been flushed in years, the first flush can leak through the drain valve because old sediment sometimes eats through the valve seat. That doesn't mean the flush caused it; it means the tank was already near the end. Have a bucket and know where the inlet shutoff is before you start.

For procurement purposes, a water heater flush belongs to a plumbing vendor, not a refrigeration supplier. Mixing those workflows creates confusion and a paper trail that nobody wants to explain to finance.

How to tell which scenario you're in

Not sure where to start? Ask three questions.

  • Did the unit run before it failed, and is the compressor still good? Use Scenario 1. Get the model plate, decode the Bohn evaporator nomenclature or the Bohn air cooled condenser nomenclature, and order the specific fan, motor, or capacitor.
  • Are you expanding, changing refrigerants, or solving compressed air moisture issues? Use Scenario 2. Get a proper specification from the right specialist—Bohn for evaporators and condensers, an air dryer manufacturer for the compressed air side.
  • Is the problem coming from a tank that stores hot water? Use Scenario 3. Flush the hot water heater and schedule the right trade.

And the biggest thing I've learned? Don't guess the model from an old invoice. Send a photo of the unit tag to the distributor before you place the order. It is basically a ten-second step that saves a ton of time, and it makes the invoice easier for finance, too. Seriously, the model plate is your best first step.
