Bohn Condensing Units: The Emergency Checklist I Use When a Cold Room Is Warming Up

When I get a call that says 'cold room's at 55°F and rising,' I don't jump straight to the compressor. That's not because I don't care about the compressor. It's because most of the emergency calls I've handled in nine years were airflow problems wearing a disguise.

Everything I'd read about refrigeration told me failed compressors were the main emergency. In practice, I found something different: a condensing unit with a blocked coil, a fan guard packed with debris, or a filter that hasn't been touched since winter makes a compressor look bad even when the compressor is fine.

So here's the checklist I run. It's not a manufacturer-approved start-up procedure. It's what an emergency repair guy does in the first twenty minutes before deciding whether to call for a second guy.

In the last three years, I've stopped counting how many 'it's warm' calls ended up being a dirty fan or a blocked guard. The expensive looking problem was usually the cheap airflow problem.

When This Checklist Helps

Use this if you're a dealer, maintenance person, or contractor dealing with a Bohn condensing unit or any small cold-storage setup. It works when a walk-in cooler is losing temperature, a small freezer is running warm, or a dehumidifier is making the room feel worse than it should.

It also works as a monthly checklist. The calls I get the most are on the hottest day of the year, and the unit that 'worked fine yesterday' was probably struggling for two weeks.

Step 1: Write Down the Model Number Before You Touch Anything

I've rushed to too many sites and forgotten this. The nameplate on a Bohn condensing unit tells you a lot: the refrigerant, the voltage, the fan motor type, and the unit's intended operating range. Write it down and send it to yourself. If you need a replacement fan motor or a new Bohn fan guard, you'll know exactly what to order.

Taking two extra minutes here kept me from ordering the wrong motor once. Actually, it kept me from doing it twice.

Step 2: Check the Air In and Air Out

Start with the basics. Is the condenser coil dirty? Is the fan pulling air through the coil, or is it just spinning? I check the temperature of the air leaving the unit. If it feels hot, the condenser is doing something. If it feels barely warm, you have a refrigerant issue or a bad fan motor.

Bohn condensing units are built for year-round operation, but they still need to breathe. On a Bohn condensing unit, the fan is protected by a wire fan guard. That guard is easy to ignore because it's 'just a safety thing.' It's not.

A Bohn fan guard keeps debris out of the fan blade, and debris is at least half my service calls. I've found pig mat, insulation, plastic bags, and once a whole nest of dead birds wrapped around the motor shaft. The unit was tripping on high pressure every afternoon. After cleaning the guard and coil, it ran fine for the rest of the summer.

In my first year, I made the classic rookie mistake: I replaced a fan motor on a condensing unit because the fan wouldn't spin. The fan was fine. A piece of plastic wrap was wedged behind the guard. A $280 motor later, the original motor worked when I cleaned it out. I still keep that motor in the shop as a reminder.

Also check the guard's metal wires. If they're bent into the blade path, replace the Bohn fan guard before it becomes a bigger repair. If a fan blade is missing chunks, you'll feel a vibration right away. Fix that before the motor bearings eat the shaft. By the way, a missing fan guard is not cosmetic. Under OSHA's general machine guarding standard, 29 CFR 1910.212, unprotected rotating fan blades are a safety hazard. Keep the guard on.

Step 3: Check the Evaporator and the Small Freezer

The condenser is half the story. Inside a small freezer, the evaporator coil can ice over for several reasons: bad defrost heater, low refrigerant, or a door left open.

If you're looking at a small freezer that's not keeping food frozen, check three things:

  • Door gasket. If you can pull a dollar bill out while the door is closed, that gasket is weak.
  • Coil fins. Are they bent over or packed with frost? You need airflow through the coil, not around it.
  • Fan. A small freezer fan that sounds like a grinding wheel might still blow air, but not enough.

Here's a thing most people don't realize: a small freezer can slowly warm up and not set off any alarm. The ice cream still feels hard, but the internal temperature rises to 10°F above where it should be. That's why checking a thermometer or data logger is part of the drill, not an optional step.

Step 4: Look for a Midea Dehumidifier

This one sounds odd, but I keep finding it in real facilities. A Midea dehumidifier in a storage room, pump room, or compressor room is meant to protect dry goods or prevent rust. If that dehumidifier stops moving air, the room gets humid, and the colder equipment starts sweating. That sweat makes the next fan guard clog even faster.

Most Midea dehumidifier units have a washable filter behind a small panel. Pull it out, rinse it with water, dry it completely, and put it back. A dirty filter also makes the dehumidifier ice up, which makes it dump water instead of pulling it from the air. The difference after cleaning is noticeable.

I'm not going to claim I can fix every dehumidifier issue in five minutes. But the air filter is the part most people skip, and it's the cheapest fix on this page.

Step 5: Learn How to Change the Air Filter in the Truck You Drive

Here's where the checklist gets weird. The fifth hot spot in my emergency service list is not in the building. It's under the hood of my service truck.

I lost a full day in July 2023 because the engine air filter in my van was so clogged that the engine would barely climb the hill into a customer's lot. The van was a few hours from dead. That was the day I added a car air filter to my own maintenance checklist.

If the compressor is seized, no amount of coil cleaning will save it. If the controls are intermittent, you're beyond a DIY check. That's when you need a tech who can read a wiring diagram and verify power supply voltages.

A refrigerant leak is also a 'call someone else' situation in my book. Find the leak, fix the leak, and only then weigh the charge. Don't just top it off and hope.

Common Mistakes I See

Here's a list of mistakes from my own early years and from opening up units that 'other guys couldn't fix':

  • Replacing a compressor before checking airflow. A dirty condenser or a blocked Bohn fan guard can cause the same high-head-pressure trips that make a compressor look dead.
  • Forgetting the small freezer defrost timer. If it's stuck, you get a block of ice and a warm box.
  • Cleaning the Midea dehumidifier filter and then not checking that the condenser coil on it is also clear. The filter helps, but the coil inside matters too.
  • Skipping the car air filter because it doesn't affect the customer's cold room. It does when your truck is broke down on the way there.
  • Not taking a 'before' photo. You'll be surprised how useful a photo is when the customer asks what you did.

Checklist maintenance isn't glamorous. It's what separates units that need a callback from units that run all summer.

The phone call about a warming cold room is stressful. The good news is that the fix is often simpler than you'd think, if you check the basics in the right order. Start with the Bohn condensing unit, look at the fan guard, work your way to the small freezer and the Midea dehumidifier, and keep your own truck from becoming the reason you're late. Then, if it's not obvious, stop and call someone who knows the next step.
